Why should I buy through eazi.com? 

We looked at the way properties are currently bought and sold and have made the entire process more transparent, convenient and efficient:

Sellers Prefer Eazi Offers. Because we only charge a flat fee starting from R 33,000 (incl. VAT), instead of the normal agents commission which can be as much as 7,5% Excl VAT, more of your money is going to the seller and not the estate agent, making your offer that much more appealing.
If another buyer is making a competitive offer through a different estate agent, Eazi gives you a massive advantage. This really helps when more than one person wants the same house!!

Location Location Location! All our properties are mapped, so you know exactly where they are without having to get in touch. 

Know What You are Buying. Each owner completes a thorough condition report stating the condition of the property and detailing any defects or issues you should be aware of, so there are no nasty surprises at transfer time.
This also allows you to adjust your offer (for example, the offer price or any terms you'd like to add) accordingly.

Make an Offer 24/7, Online. Once you've decided on the amount, you can make your offer online any time that suits you.
You can also see other offers that were made on the property to compare your offer.
The seller can accept /reject and message you as soon as they've reached a decision, so you know straight away and can react immediately.

How do viewings work?

When you see a property you like on our site, you can you can get in touch with the listing's agent and schedule a viewing at a time convenient for you. 

Safety is a priority, so we do ask you to provide a valid  email address, cell phone number and photo of yourself before you can view. All of this you can do straight away online using just your smartphone.

How do I make an offer on eazi.com?

The process takes only a few minutes from start to finish. Go to the property you want to buy and enter the amount you wish to offer in the "Make An Offer" box. You'll then be led through a 3 step process to detail the terms of your offer. 

We will ask you to verify your identity using your cell number and email address as well as a copy of your ID or driver's license. Again, all of this can be accomplished easily using just your smartphone. You only ever need do this once, even if you decide to make other offers for Eazi properties.

Once we've got your offer details, the seller is automatically notified via email & SMS and can log in to view the terms you have specified. If the seller approves, he/she accepts at the click of a button. If not, they can either decline, counter-offer and/or message you directly.

How many offers can I make at once?

You can only make one offer on Eazi at a time. Once the seller accepts or declines your offer or it expires, you can make another on the same or other properties.

Can I change my offer once I've submitted it?

You can improve your offer at any time until it expires. This is useful for example, if you wish to make a counter-offer.

What happens if someone else makes an offer on the property?

If someone else makes an offer before your offer has been accepted by the seller, you'll be advised that another offer has come in. You'll have the opportunity to up your offer if you wish. 

When does my offer expire?

You can choose how long your offer will be open for - between 4 and 14 days (the norm is 4). It expires at midnight on the final day.   

Can I make an offer if my current home has not yet been sold?

Yes you can. When you're entering the terms of your offer, just be sure to specify the sale of your current home under the "Prior Sales" section.

Do I need to put down a deposit?

A deposit is not necessary to make an offer. It is however an important factor when applying for a home loan. The larger the deposit you put down, the more likely you are to be awarded a home loan. Sellers are aware of this. So if there is more than one offer and all things are equal, they will usually choose an offer with a larger deposit.

What happens once my offer has been accepted?

We manage the whole process from there for you, right through to transfer. Our legal team will take over and keep you informed every step of the way, with support and communication whenever you need it.

What happens to my deposit? 

Your deposit is paid into the attorney's trust account until transfer, at which time it is paid to the seller.

What is the condition report?

A unique feature of Eazi listings: sellers confirm upfront what condition their property is in. The condition report is detailed at the bottom of the property's page.  It details everything from plumbing & electrical defects to boundary disputes,  unapproved building plans, body corporate issues etc. 

The condition report is also a heads-up for you when you go to view the property and can provide additional considerations when it comes to making an offer. The condition report forms part of the Offer to Purchase documentation.

How long do I have to get a finance?

You can choose anything from 2- 5 weeks, but we recommend 3 weeks which should be more than enough time. Most of the time taken in the bond application process is normally gathering the required information (e.g. bank statements). The actual decision is quite quick.

Can you assist me to get finance? 

Yes, we can assist you with the process. A consultant will collect the necessary information and distribute it across the lenders (including all the major banks) to get you the best possible deal. You can choose which offer is best, or none at all - it's up to you.

We'll ensure your listing is well-presented by capturing quality photographs and a video of your property. Our photographers are experienced in property photography and will take high quality photographs of your home. Should you wish to upload your own photographs, we will provide you with our 'DIY Photography' and 'How to Prepare Your Property for Sale' guides to assist.

Your property transaction is at your fingertips and at your convenience - you decide how and when you want to interact.

Is Transparent: Sellers are known to favour the agent that tells them their house is worth the most, thinking the agent will be able to sell for that price. So it is tempting for an agent to over-price your property to secure a sole mandate.
But an overpriced property is ignored by buyers at a time when it has the most impact - when it's just been listed. The long time-on-market and inevitable price reduction that follows as your property re-prices to the actual market value creates a negative image for your property, which in turn can materially delay the sale or even result in a lower price than you should have achieved.
We use the same valuation reports used by traditional estate agents. More importantly, we will provide you with details of similar properties sold nearby, so you can make an informed decision about the asking price for yourself.

How do I start?

You can start by listing your property directly on our site, or if you prefer, we'll send a local area consultant to your home to explain how the Eazi process works and help you with a market valuation. If you're keen to proceed, the consultant will arrange for professional photographs to be taken and complete the listing process on your behalf.

How will Eazi ensure I get the most out of the sale of my property?

  1. Our online offer system ensures you get competitive offers for your property and
  2. We charge a low fixed fee starting from R 33,000 (incl. VAT), which is only payable once we sell your property (no sale = no fee). Traditional estate agents can charge up to 7.5% on the sale price which reduces the amount you receive from the proceeds of the sale. With Eazi, a lot more of the amount paid for the property is going to you, not the estate agent.

The reality of agent buyer data bases

Some traditional estate agents say they have a buyer ready to make an offer or a database of buyers looking for a place just like yours. This is often not true, they use this tactic to persuade you as the seller to give them a sole mandate.

If it were, these properties wouldn't need to be advertised online because they would already have been sold to buyers in these databases. However, there are literally hundreds of thousands of properties advertised on property portals like Property24, so sales via these agent "databases" seem very much the exception and are predominantly a ruse to encourage a seller to give the agent a sole mandate.

In reality, the vast majority of buyers find their properties online, which is our area of speciality.

How will you market my property?

By ensuring that all potential buyers see it. Your properties will appear on Eazi and the top property portals (including Property24 and Private Property).

We will also optimise your advert for each website so that it receives maximum exposure on each and every site it is advertised on. In the case of Eazi we will use paid advertising on Google and Facebook to target buyers to view your property using a variety of proven and effective tools.

My property is already on the market. Can I still use eazi.com?

Definitely! Unless you have a sole mandate (where you've given an estate agent exclusive rights to market your property), in which case you will usually have to wait until the mandate expires before we can market your property for you. 

What happens when someone makes an offer on my property?

You will be notified immediately (via email & SMS), and will be able to see all the conditions attached to the offer. In addition, any other buyers who have also made an offer will be notified in case they would like to improve their offer.

You can then accept or reject the offer online, or just tell us and we will do it on your behalf. You also have the option to message the buyer with any feedback on the offer.

What happens once I've accepted an offer?

We manage the whole process from accepted offer to transfer for you. Our legal team will take over and keep you informed every step of the way.

Who will sell my property for me?

What is included in your fee?

Absolutely everything. There are no hidden fees, no upfront charges, just our fixed fee starting from R 33,000 (incl. VAT) on successful sale. And the fee is based on the realised sales price we achieve i.e. the price agreed upon in the offer to purchase. See what's included.

How do viewings work?

Viewings are set up with buyers online or via one of our consultants. They can be either:

  • Open: where a number of interested parties can attend at the same time or
  • Private: where only one buyer comes to see your property
We recommend that your open viewing(s) are hosted by one of our consultants. You may however opt to conduct the private viewings yourself if it is more convenient.

How do I know the right price for my property?

We will provide you with a comprehensive market valuation and explain to you how we arrived at the suggested selling price. The valuation also includes details of similar properties sold nearby, so you can gauge where your asking price should be. Lastly once your property is listed, we will give you all the feedback from potential buyers and work with you to make any changes if necessary.

What is meant by quality media?

Great images help to sell a property and we want to give potential buyers as much of an appreciation of your property as possible before they schedule a viewing - saving you time and effort. Our staff is trained to capture fantastic media including photographs and a video of your property. And it all comes at no cost to you.

How long does it take to get my listing live?

We're ready to list your property as soon as you are. Once we have photographs, we can activate your listing, so it's just a matter of when it suits you for our photographers to arrange a convenient time or for you to send us the photographs you have taken.

How long is my property online for?

Until we sell it! It's difficult to say how long a property will be on the market for, but if your property is priced right, we believe it should sell within 3 months.
If at any stage you feel that we aren't delivering what we promised, you are free to withdraw your property obligation-free.

Can I make changes to my listing?

Of course! Either log onto your profile (which we'll create for you when we set up your listing) and make the changes directly to your listing, or call our helpful support team to do it for you.

What areas do you cover?

At the moment we're operating in Cape Town, but we'll be moving into other regions soon.

Can I choose my own attorney?  

Yes - we can advise you if you'd like a recommendation (we work with a number of professional law firms who are held to the highest standards of service), but you're more than welcome to choose your own attorneys.

How is it possible to sell property for such a low fee?

At eazi.com, we've made the process of buying and selling property more efficient. We have a centralised team comprising property and legal experts and admin and media staff, so that we aren't giving one estate agent all the daily tasks involved with selling a property. And wherever we can, we've added technology to streamline the process further.

We know exactly what it costs us to sell a property, and we can do it all within our fixed fee and pass the savings onto you.
